Annotation: Despite the difficult situation in the housing market, the growth in the number of residents of modern megacities encourages construction companies to implement investment projects with both reduced and additional value of landscaping and improving the quality of the urban environment. This fact provokes an increase in the protest potential of residents of microdistricts, where buildings are being consolidated and forest areas are being reduced within and outside megacities. Socially responsible housing companies are taking steps to pre-assess the social risks of their projects. As part of a study of public opinion in Ufa, a city with a population of one million, a methodology for assessing the social risks of such projects has been developed on contractual terms. The results made it possible to assess the social riskiness of investment projects, identify and typify risks, and compile a register of risks and covenants.
